The Consultation/Valuation
Make sure your agent provides an accurate valuation based on actual sold prices of similar properties. Getting the starting price right is crucial, as you only have one chance. Don't be swayed by the highest valuation; this can sometimes be a tactic to lure you in, but you don't want to end up chasing the market down. The first four weeks of marketing are critical, so it's essential to find the right balance—not too low, not too high.
We prefer to call this stage a "consultation" because we believe in taking a consultative approach to selling your home. This involves delving into the process to achieve a premium price, considering market conditions, and providing evidence from comparable properties nearby.
Your home is unique, and it deserves a tailored plan to present it effectively to your target buyers while reaching a broad audience.
Choose an agent you trust, one with a proven process that will secure a premium price for your home while providing exceptional customer service and negotiation skills.
Choosing an Estate Agent
Choosing an agent you feel comfortable with is crucial. Look for someone who is experienced in the local market and understands your needs. It's essential to select an agent with a strong marketing presence to ensure your home is showcased effectively through professional photos and videos.
Avoid getting locked into long-term contracts. Your agent should demonstrate confidence in their ability to sell your home and provide outstanding service from the moment you meet them until the transaction is completed.
Declutter and tidy up for photos/video
Ensuring your home is clutter-free is crucial and can significantly impact its saleability and the price it achieves. That's why we accompany all our visits alongside our photographer and videographer, to assist you in staging your home. This ensures it presents beautifully on all platforms, including our social media campaigns. According to Rightmove, a property with a video receives 31% more enquiries than one without, underscoring the importance of including this as part of our service.
In summary, declutter, clean, and present your home in the best possible light to maximise your chances of achieving the best price for your property.
Get the word out there
While optional, boards can serve as a valuable tool in promoting your home, especially considering that many buyers move locally. It's essential to market your property to as wide an audience as possible—your buyer could be just around the corner.
When selecting an agent, prioritise one who will actively promote your property on platforms like Rightmove and social media. Ensure they're reaching out to their database to maximise viewing numbers. Additionally, your agent may suggest sharing their social media advert or video on your channels to increase visibility and attract more views.
Viewings
Prepare your property as you would for photos, aiming for a show home-ready appearance. If you have pets, take them out and tidy away any evidence of their presence, such as dog beds. It's crucial to have your agent accompany all viewings. As professionals, we're more likely to receive honest feedback from potential buyers when you're not present, so we kindly request that you leave the home empty for us on viewing days.
Following the viewing, your agent should promptly provide you with feedback within 24 hours via email or telephone call.
Agreeing a sale and choosing the best buyer
Keep in mind that the highest offer isn't always the best. Your agent should provide you with clear reasons why they believe a particular buyer is the best fit for you. Ensure that your agent has thoroughly vetted the buyer financially and understands their buying position, whether they're first-time buyers or part of a chain. It's essential for your agent to conduct a comprehensive chain check. Additionally, consider whether the buyer is willing to align with your preferred timescales and accommodate your needs. These are critical questions and decisions that could significantly impact your selling process if not handled correctly.
Communication and Sales Progression
Consider instructing your solicitor as early as possible to prevent delays. Your agent should be able to assist you in completing the necessary forms if needed. They may even recommend a local, highly reputable solicitor to streamline the process. It's crucial that your agent maintains regular communication with all parties involved in the chain, including your buyers, other agents, and solicitors.
Effective communication is essential for ensuring a smooth exchange and completion. Many of our clients prefer to have a designated WhatsApp group for this purpose.
On completion day, your agent will coordinate a key handover with you and the buyer.
