Bishop’s Stortford Property Market Update – Q1 2025

The first quarter of 2025 has kicked off with a strong start for the local property market across Bishop’s Stortford and the surrounding villages of Birchanger, Manuden, Farnham and Berden. Covering the period from the 1st of January to the 31st of March, there’s been plenty of encouraging movement across the board, with both new listings and buyer activity showing real strength.

During this time, a total of 321 new properties were listed, with the average asking price sitting at £561,604. This reflects a confident market and continued demand in these highly sought-after areas.

In the same period, 220 properties went under offer, with the average agreed sale price coming in at £484,509. What’s become increasingly clear is that competitively priced homes — particularly in towns and villages like Bishop’s Stortford, Manuden, and Farnham — are generating good levels of interest and progressing to offers in a relatively short space of time.

There were 147 price reductions across CM23 during the first quarter of 2025, with an average reduction of 5.9%, which shows that pricing remains key to selling your home. Properties that launched to market at ambitious figures often needed to adjust to better align with buyer expectations. The homes that were priced sensibly from the outset — especially in places like Birchanger and Bishop's Stortford — tended to see stronger early interest and faster progress toward a sale.

One very positive factor influencing the market is the improving mortgage landscape. The average five-year fixed mortgage rate is now 4.74%, a notable improvement from the 6.11% peak seen back in July 2023. This has helped boost confidence among buyers, many of whom are re-entering the market after holding off on buying a home.

Overall, the early signs in 2025 are encouraging. Demand is healthy, viewings are steady, and there’s a real need for homes in and around Bishop’s Stortford, Birchanger, Manuden, Farnham and Berden. Sellers who approach the market with the right strategy — accurate pricing, strong presentation and proper marketing — are achieving the results they need with solid levels of interest and committed buyers.
